Letting a Property

The property you wish to let is almost certainly one of your single most valuable assets so it’s not surprising that letting it can sometimes be a stressful business. However, it doesn’t have to be that way! As your Letting Agent our role is to:

  • Attract Good Quality Tenants
  • Negotiate the best possible terms for you, the client
  • Oversee the tenancy to a smooth conclusion

We acknowledge the responsibility entrusted to us when handling your property and are confident that you will be impressed with the level of service we provide. We pride ourselves on being “Proactive, not reactive".

Full Management Service

This service includes:

  1. Securing a suitable tenant via advertising on leading internet portals, local press where neccessary and a ‘To Let’ board. We will arrange and accompany viewings at your property.
  2. Obtaining thorough references and credit checks.
  3. Preparing a Tenancy Agreement and any relevant notices.
  4. Arranging and preparation of a written inventory of your property.
  5. Arranging and preparation of a photographic inventory of the condition of all main fixtures and fittings as well as walls, floors and ceilings.
  6. Collection of the first instalment of rent and deposit where appropriate.
  7. Completing a ‘check in’ to the property with the Tenant.
  8. Appropriate protection of the Tenants deposit.
  9. Monthly rent collection.
  10. Payment of proceeds into your bank account where required.
  11. Submitting monthly accounts to you.
  12. Where possible, make arrangements for meter readings at the commencement and termination of the Tenancy. Where possible, to ensure that accounts are transferred into the Tenants name for the duration of the Tenancy.
  13. We will carry out a routine inspection of the property on a quarterly basis, if no serious defect requiring our inspection has been reported to us in the meantime. Regular feedback reports will be sent to you.
  14. Arranging routine repairs and maintenance, whilst communicating with you at all times.
  15. Check out meeting with Tenant upon departure.

COST: 7% + vat monthly management charge, £150 + vat letting arrangement fee (taken from first months rental income)*

Let Only Service

This service includes a, b, c, d, e, f & g as detailed in the Full Management Service.

COST: £295 + vat (taken from first months rental income)*

Gold Managed Service

This service includes all of the above plus the benefit of a 6 month rent guarantee insurance. There is also the option to renew this insurance as the tenancy progresses.

Tenants Love Us Too

Unlike other letting agents we do not charge hefty administration fees, making us the agent of choice for tenants. All we ask tenants to pay is a small fee to cover the cost of the credit check. If you want the best chance of finding a tenant you need to employ us today!

What’s more, we are excellent relationship managers and know how to keep your tenants happy. This means that they shouldn’t be in a hurry to leave your property.
